We will take all of the hassle and time out of your hands and provide you and your clients with professional and efficient short sale processing services at streamlined costs.

Our fee for processing a short sale is $1,500.00 per mortgage.  However, the fee is collected at closing and charged against the Seller on the Settlement Statement.  The lender will calculate this fee into the short sale payoff when they issue a final payoff.  The effect to the Seller and Buyer is no cost to them.

We are not giving you or your clients legal or accounting advice.  The Seller and Buyer should always consult with an Attorney-at-Law and a Certified Public Account when purchasing or selling real estate.  Processing short sales payoffs is an art and not an exact science, so the results will vary from lender to lender.

We here at Guardian have over 20 years of title and/or lender combined experience and have insured and/or closed over 10,000 real estate transactions.  We have the proven experience to not only close transactions quickly but close them CORRECTLY.
